Nebraska's New Property Valuation Protest Process

Effective for the 2014 property tax year, property owners in larger counties (over 150,000 people) who wish to protest their property value can request a hearing in person before a referee appointed by the County Board of Equalization. Referees will generally be independent appraisers who will assist the County Board in examining all protests.

Referee hearings will occur from late June through mid-July, to allow referees to analyze the data and recommend values to the County Board of Equalization. The County Board of Equalization will then review the recommended values and make its decisions by mid-August. Property owners must then appeal their values to the Tax Equalization and Review Commission, generally by September 10 (in larger counties).

A successful property tax protest usually requires an understanding of the process and presenting the key supporting facts. The McGrath North Tax Group has represented numerous taxpayers with successful property tax appeals and would be glad to discuss a potential protest with you.
